Hi, I'm in the process of purchasing a home for all cash (100K), 80K rehab, and then a post ARV of 315K. Is there any way to cash out refinance a home where you can leave something less than 20% in the home?

Hi, I am doing a value add to a 700 sqft home and adding a 1,000 sqft addition to the home. I will be hiring a lot of contractors so I was curious if anyone on here has a good template they've used that says: When work will start, scope of work, estimated completion date, cost, and signature at the end. Then the only other doc I am looking for would be for the contractor to sign to say work has been completed, payment received and they can't put a lien on my home.

I've been considering acquiring a fix-and-flip property situated on a large acreage, with enough land to potentially split into lots. When evaluating such deals, when does it make sense to purchase a property that can be fixed and refinanced to maintain ownership, while also allowing for the construction of a duplex on the additional lot, thus maximizing the return on investment for both the lot and the property?

Example of the deal I'm looking at: Purchase price (240K) ARV (350-400k), rehab (50-70K), home sits on 2.6 acers, the lot is flat but has trees on it.

She is the worst relator I have ever worked with. She was unprofessional, deceitful, and lacks any ethical back bone. If you come across her as a representative for a prospective property do not even bother working with her. I've filed a complaint against her officially but do not want anyone else to run into a similar issue.

I'm currently looking for help funding a deal. This deal is very complicated as it is being sold as land and has a property on it. Inside the property are the owners so I've looked into a land loan and this is not possible since there is property on the land. It also can not be bought using a conventional loan since the property next door is owned by a family member and shares a well. Upon sale the well will be separated from the sold unit so a new well will need to be dug (9K).

The property is 2.5 acers in a really great area and has been assessed at 500K, the property is currently listed at 320K but I believe an all cash offer at 280K can get the deal done. I need help finding someone who can help get this deal done. I can put 20% down.
