Hi John Anderson I want to keep the investment under 160k. A short sale will require all cash up front... In a perfect world I'd do a subject to deal and just put up cash to bring the payments current, pay a finders fee, and rehab the property.

Awesome post. Thank you for the honesty, integrity, and compassion that you display. I've not had the good fortune to experience a lot of success in this business and it's my belief that I struggle with the same thoughts. Maybe you could figure out a way to use the position you're in to accomplish both goals. The great risk seems to be in acquisition and surprises that happen along the way. What if you were able to "give back" to the homeowner after the deal was deemed a profit. Obviously you can't offer promises to distressed sellers but you already provide solutions. Dunno? Secret Santa? This the season. :)
