Does anyone have experience splitting a single family into a multi-family? What are the requirements for a water heater? Do you need 2 separate water heaters for the 2 units? Or can you use just one water heater for the 2 units?

I am evaluating a property in Renton closer to the Seattle border (close to Lake Washington), and have a question about the rental potential and quality of tenants in that area. Has anyone rented a property in that neighborhood? Have you had any issues with vacancies, or the quality of tenants? Any other thoughts about the area based on experience?
