@Matthew Chan PM me with your email  and I would be happy to include you in the group on investors which are looking to force a bankruptcy of Oak Park Reality.  

Also, I do not recommend anyone do business with @jose flores or any other former Mack employee.  I have now found significant numbers of flat out lies told to me through the sales process which now is costing me many thousands of dollars.  Never-mind the fraudulent property management.

I emailed twice this week as well.  No response.

Court appointed receiver is involved with the property management side of their business?  I.E. Oak Park reality.

Has anyone received a payment on the 5th like promised?  Looking. To understand if they are paying out anyone?

@Jason V.  I certainly hear you.  Everything I am reading indicates  prices are rising and cap rates continue to compress and rent in the midwest tend to stay flat.  I want to do something but things are pretty rough here in NorCal regarding cash flow for sure.  I do have realistic expectations that I am not going to 10% invest myself to retirement but its a start but with amortization, appreciation due to inflation :) and tax benefits due help.  I could probably make  5-10% more if I was "In Market" if I got into DIY.  Trying to balance time/money/risk tradeoffs.

Open to other investing ideas as well.

@JR T. Absolutely!  Have you invested in TK out of state? Any advice would be very welcome.  I very much planning to go out there.  The thought was due as much due diligence as possible remote, identify an opportunity then go out for a site visit while under contract round the time of the inspection.  Given I dont know much about the area and you are right there are a ton of own knowns and its a significant investment.  I should perhaps go out there before going under contract.
