Given my current situation, SFH was better and more feasible for what I was looking to accomplish. I do eventually want to break into the multi-family market, but likely later down the line when I have more refined processes and systems in place.

Bryan - for what my two cents worth, and I am by no means an expert, I would say invest in San Diego if you can make it work. 

You're right - Home values have skyrocketed in the past year and a half and with Big Tech and Pharmacy boom starting to take over and relocate here I don't see it slowing down anytime soon. These companies are paying their employees $$$$ (Think SF Bay Area few years ago). Factor that in with everything else San Diego already has to offer. 

I got my first property Oct. 2020 and watched it grow 35 percent YTD. I stretched every dollar I had with my friend to make it work cause the idea of paying someone's mortgage for them killed us. 11 Months later, we just closed on our 2nd place and are renting out our first property cash flow positive. 

Again just my thoughts and current situation. Find a realtor who will go above and beyond to make your offer stand out against all the incoming cash only offers. Scour the MLS and don't be afraid to attack when you find one. If I can make it work you definitely can!

Has anyone had any experience successfully moving around an HOA that restricts construction improvements? I just bought a condo and have plans for a remodel, but I am running into problems with the HOA. They are stating I can't reroute any plumbing or relocate any walls. I don't see it written anywhere in the CCRs.

Hoping someone out there has some good news for me cause this condo needs some work.

John, I think I am leaning towards using Zillow to save my self some stress up front. I live in San Diego and am expecting a high volume of applicants. I feel like that is the best route. I am curious about resident research though. Do you use that separately from Zillow or do you use that as a secondary check once you have found a few potentials on Zillow?

As far as getting tenants, try a for rent sign in the front yard. That’s been the key for finding good tenants. I used Facebook one time and I just had too many tire kickers and people from ‘the big city’ that were enticed by the cheaper rents in my small town apartments.

 Thanks Andrew, I will look into that. Definitely going to charge an app fee to try and weed out the less serious inquirers up front and save myself some hassle. Appreciate the response and insight.

I am getting ready to list my first ever property for rent and am wondering what the main do's/dont's are that people have found out through trial and error for finding tenants.

Any good services out there that you have used to check credit/background of applicants? If so, what do these usually cost (per applicant? or is it a member fee? etc.)

Is using sites like craigslist and Facebook worth it or should I just stick to Zillow since they handle all of the applications internally?

Any advice is greatly appreciated. Thanks in advance.

Hi Jack, I currently am just getting my foot in the real estate door. I currently own a condo which I live in, but I am eager to get into another place seeing that I can get some cash flow on my current place. My problem is capital at the moment. I have about 100k in equity in my current place. Thinking about cash out refi for some more buying power.. What are your thoughts on that strategy? Do you usually advise for/against that idea?
