Good morning,

New home inspector here and I'm looking to grow my home inspection business through marketing, word of mouth, and a positive online presence. The eventual goal is to develop a long enough runaway (thank you Scott Trench!) to use this business as a jumping off point for rental investments.

I  actively seeking feedback from the BP community as to what specifically works for you when determining who you call for your home inspection needs. If you are an agent, does it help to bring doughnuts by the office every week or so? Do you simply call a friend or the same inspector from last time? If google/web searches a platform you use in finding local inspectors?

Any advice or insight anyone can offer is very much appreciated!

Thank you!

Good morning friends,

I have a few questions for the wider BP crew! I am a current home owner looking to refinance and get my equity in hand to move on a deal. I have an older man who is looking to sell his fixer upper for below market value because he owes 150k on a reverse mortgage. He is willing to accept 150k to get out from under the mortgage. The unit will need 50k in work and it's ARV will be about 270k. We intend to live in the unit while fixing it up. My questions are as follows:

-is there any potential pitfall to buying a home with a reverse mortgage on it?

- Should we get an FHA rehab loan or would another form of loan be better?

- I have a real estate agent, he doesn’t (it’s not on the market), will she be able to handle both sides of the transaction?

- And finally, am I missing anything in general because I’m such a newbie on this deal?

Thank you everyone!

Ben

Thank you folks! I have to admit, it’s tempting to be able to toss someone out if necessary!

When house hacking, is it advisable to put room mates on a lease?

Thank you everyone!

Morning folks,

Just a quick question regarding vapes. While smoking is not permitted in my rental, a tenant asked if vapes were. Have you guys noticed any short or long term room damage or effects with tenants vaping?

Thank you!
