How much do you need?

The way I like to do when I cant find a lender is either CC Funding and get 0% APR Capital or BLOC and like that, no one asks me whats the money for.

The land is 100k I was thinking of trying to get 50% and the other 50% I will use 0% cc

 100k its easy, let's talk.

Here in the SF Bay Area, I pay around $3000 for an architect who just for the plans and files the permits.
I have an interior designer shes very experienced and helps me with exterior/interior and landscaping she charges around $5000 including also her ordering and making sure all materials arrive at the site.

Might not sound cheap but after I got those 2 I was able to scale up my flipping business and the ROI make sense.

 @Ben Aaron

Hi Ben,

I was wondering if you would be comfortable sharing the contact information of the architect you worked with. I live in San Francisco. Thanks!

Hi Sipan,

My architect at the moment not taking new clients...

Could you ask your gal if she knows anyone here in the Phoenix area that does what she does?

Unfortunately, she doesn’t know someone she can recommend

Thomas,

First, if you use a business credit card they are not reflecting on your personal, to get the cards banks are checking your personal so that way even if you maximize one of the business CCs it will not affect your FICO to get other cards.

I hope I understand your questions, I will base my answer on what I am doing.

I'm using a hard money lender for the purchase + rehab costs. For rehab, I sent him SOW with the budget and what I'm going to do.
On the closing(using your example) it will show 60K for the seller and the additional 20K will show on the buyer as a credit( Will not receive it), this money I will get back after paying it and sending the lender construction draws. I'm using 0% APR for 12 months cards to fund it and helping my clients get it as well, After that once I have my tenant moving in I am doing the refinance 70% from ARV of 120K = 84K like that I'm paying back the hard money lender and I will pay the card and close the balance of the card.
Hope it answered your question

Just a word of caution about the plan to use your credit cards for funding. Your higher credit utilization will crash you credit score and increase your permanent mortgage interest rate. Be careful.

It is actually not true because it's based on business credit cards so it will not show on your personal
