My firm has a client looking to exchange from California to Denver. Can buy anywhere between $9M - $15M building. Not a rehab buyer, but will look at properties that need to be re-positioned, rent increased, etc; or properties that need no work will be looked at too.

Hello all,

So let's see if this works and we can do a deal through BiggerPockets!

We have a client exchanging out of California and wants to go to Denver (has family there and may move there, but definitely wants to buy there). $9 million - $15 million, around a 5-6% CAP on about 45% expenses, including vacancy. Will look at value adds, but not rehabs -- would prefer a nice property that doesn't need a lot of work.

Might also be interested in multiple smaller properties with the same stipulations.

19 units are shells and need work to become rent ready. The PM there says he can do it for less than $1,000 each and has made a few rent ready with that figure. But, we have other professionals there say it's more like $3K-$5K each legally with permits, etc. 

1 unit is ready to go, waiting for a tenant.

35 are occupied. 

So, 35 out of 55 currently - 64%

Thanks for the input! Yes, it was under contract but the agent she employed to handle it now has a fraud suit against him from another party. 

The buyer who was at the table wanted a loan and with the vacancies, a loan can't be obtained so this is an all cash deal. So after that fell apart and the agent received a suit against him, she dropped him and employed us. 

As always, buyer due diligence is a must.

Yes, the infamous Colonial Village! Guys, DM me for info and a marketing package on the property. You're probably wondering why our firm in California is listing an Ohio property. We sold a property for this seller in California and she wanted us to take over the duties on this one as well. We are cooperating with a local Ohio broker per Ohio Real Estate Laws.
