Hello all, general question: if there are 2 partners looking to invest in a SFR or small multifamily, where one provides the down payment and the other manages the property, makes payments etc. Can the person pay the downpayment from a self-directed IRA if they themselves will never live in the property, and their equity goes back into their IRA upon sale of the property in the future?

Hello everyone:

I am located in Las Vegas and looking to acquire a property to house hack this Spring.  I am screening currently for lenders and agents to assist in this process.  If anyone has experience in the area as an investor and can recommend people with experience working with investors please send me your referral.  Additionally if anyone knows of any upcoming meetups I am looking to do general networking in the area as well.  Thanks for your time

I am ready to get started on the real estate investing journey, as I have been educating myself for sometime.  I am ready to relocate to Las Vegas from Southern California and have an out of state money partner who wants to invest with me in Nevada. I have a few general questions:

1: is it feasible to do a lot of the deal searching from out of state?  I don’t have a regular W2 job (I do have 800+ credit though). It would be easier for me to relocate once we have closed that way I don’t have to rent a place in Nevada.   

2: would an LLC be ideal for a partnership on a 4plex? He would be providing the down payment from a retirement account, and I would be making the monthly payments, tenant screening and property management etc.

3. If anyone has general advice: agent referral that has worked with investors like this before.  Best neighborhoods for this in LV and zone to avoid etc

Hello all, I have been learning about different real estate investing strategies and am most interested in househacking a small multifamily (2 to 4 units).  I want to ask if anyone on here has been able to successfully do this in San Diego county?  I am not sure how many of these property types (specifically quads) are in supply and SD being a competitive market am not sure if anyone has actually been able to cashflow positive on a property of this type?  

Any thoughts on the matter would be appreciated!

@Siosiua M If you are putting in 5 offers a week, are you putting in earnest money for each? I am very new at this, and am not sure exactly how earnest money and earnest money refunds work for offers, counter offers, rejected offers, etc. Thanks!
