I'm so confused with all the uncertainty going on with the market right now.  I read posts saying buy now but then I see other posts saying to hold off because we're heading into a recession and that will be the best time to buy.  But if I wait until the recession I feel there will be ton of competition so I'm completely stuck!

Hello Robert! I've been looking for a local wholesaler for pretty close to 6 months now and the only wholesalers I've come across are based out of Phoenix and don't know the area at all.  I've been presented with more than 2 dozen "deals" but none of them had enough meat to make something out of it.  I've recently sent out my direct mail campaign and I'm hoping I can tie some deals down that way because there are no legit wholesalers that I know of in town.

Good day BP community!

It seems I have finally found my first property and its the perfect opportunity for a subject-to. But since I'm new at this I don't know what paperwork I'm going to need here or if I just need to go to a real estate attorney to make all this happen. I've been listening to the podcasts non stop but they don't give details on how to get these deals under contract. I'm in Tucson Arizona and I'm hoping someone can point me in the right direction on where I can find this paperwork so I can gwt it under contract and do it right so I don't get into any funky legal situations.

Good day BP community!  Hope the new year will treat everyone well!

I'm stuck with a pretty simple question.  I'm new to this world and I've been spending my time educating myself and looking for that first deal to fix & flip. I was wondering if I should get some business cards or not.  The reason for the hesitancy is because: 

1) I don't have a business so I don't even know what business name to put on the card.  

2) I really don't know what information to put on the card besides my name and phone number and I don't want to print out cards with just my name and phone number.... just seems like I'm not serious. 

3) Designs? colors? font? Do I really need business cards?

Please let me know your thoughts!  I'm pretty much having this same dilemma with making post cards as well.  So if you all could give me some suggestions I would GREATLY appreciate it.

Good afternoon BP family!  I've run across a couple of properties that I'm going to be making phone calls on.  I was hoping some of you experts out there can help me come up with a list of questions that should be asked when inquiring about an owners property besides the obvious.  These properties are for sale by owner and I was going to be asking the basics like what kinds of repairs, and inquire about their situation and why they're selling and how soon etc.  But is there a question that is off the radar for a newbie like me that should definitely be asked?  Thanks in advanced for all your input.

@Matthew Irish-Jones. Thats exactly what I thought. I keep seeing and hearing about getting started without using your own money but couldn't wrap my head around it. Maybe everyone means private money or a mentor who goes in on the deal with them.. idk. Thank you for the tip though 🙏🏽
