Well since you're in another state it's ridiculous for them to ask you to come do something that they can do themselves. Pay for the spray cans if you'd like, or call an exterminator (which you shouldn't need to) to take care of it 

People wishing for a recession to "get in on the market while it's down" are idiotic. A recession has tons of unseen consequences that can seriously hurt your investments

Definitely looks like it has some potential, but you should go with a contractor experienced in rehab and renovation who can really tell you exactly what it's gonna cost you

You are the reason some landlords get such a bad rep. Him taking away one livingroom can violate the lease agreement and can leave him exposed to legal suit

If I was a tenant, I would be annoyed that you are taking away one of their livingrooms. I think you should wait until lease renewal to make any changes.

If you don't want to be managing properties that aren't yours than maybe you should tell him you changed your mind and it's not for you. Plus, mixing family and business can be bad news
