Heya BP members, 

I am SO EXCITED to share a deal NOT TO BE MISSED. The property works for long term as well as mid term. It is in a very safe and highly desirable neighborhood. Plenty to walk to and low inventory area. The property has lots of outdoor space, a soaking pond, sauna, lots of fruit trees and plants. Feels like a little oasis

The seller is highly motivated, and is moving out of the country by end of August, so he's very eager to close the deal.

I have lots of details about the property, here's a quick bullet point list, Number 10 will intrigue you the most:

1. Bought in 2019

2. 2.99% interest rate (AMAZING)

3. Mortgage is approx $3500

4. Complete renovation, turned the property into 3 units.

5. 2bed 2 bath rents for $5k, 1 bed/1bath rents for $3500, and another 1 bed/1bath rents for $2500

6. Only the 1bed/1bath at $3500 is currently occupied by a tenant

7. Comps are $2.2 million

8. Selling price is $2.1 million

9. Will do creative financing on the full property

OR 

10. The Seller is one of 3 owners, and is open to selling his portion of the ownership cash. The asking price is very doable, and the valuation is quite high. One of the partners is the contractor who lives next door, and so everything is done at cost.

Yes this was on the MLS, and I am beginning to understand that the asking price is not set in stone.

Hi All, 

A new investor here, hopefully about to get into my first deal.

A motivated seller, is ready to flip their home but I see an opportunity for mid term rental. While they see it too, they want to leave their place and start a new chapter. Here's why: 

They are a young couple in their mid 30s, found what they felt was their dream home in Boulder Colorado (NOT Denver), on the mountain yet 7 minutes from downtown. Grand space, huge deck, 2 bedrooms, 2 baths, and a while downstairs unit that they were leasing to a friend. Shortly after their move in, they realized there was a huge mold issue that was not disclosed. They went through so much hardship to remediate, and after deconstructing and renovating 85% of the house by a licensed professional. They are too exhausted and just want out. They're mentally, physically and emotionally depleted. The house will be ready in a month, and I am very keen on ceasing this opportunity. I could wholesale to an investor, but I could also partner with someone and turning this into a mid-term rental. I proposed creative financing to the seller, they're very open to it.

Hi, 

A new investor here, and I'd love some input on this deal. I pulled data from Zillow, and while the property's purchase price seems to be reasonable. The results are not! What am I doing wrong? This happens quite often with deals I try to analyze, the numbers are in the negative till year 30!

Hello,

I'd love this community's input on this deal. I was not sure how to calculate the ARV, but the house's condition is pretty rough. It needs a total Rehab on the inside. It will need a new roof and new foundation. The exterior will also need some work.
