That's ridiculous. Does this kind of thing happen often? Why on earth does he think anyone would want the land if not to build on it?

I have to be honest... whenever I get a letter written in a "handwriting style" font, I automatically throw it away without reading it. It's always been a huge turn-off to me when I receive what appears to be a personal letter and come to find out it's essentially a form letter. I think it's the deception factor that really gets me. It feels like I'm being "talked down to" by someone who thinks I'm too dumb to figure out that it's not a genuine handwritten letter.

That's just my personal reaction though. There are probably a lot of people who don't even notice that it's a font. So for all of you using this technique and having success attaining properties, by all means keep doing it! But maybe just be aware of the fact that it could be eliciting negative feelings from a certain percentage of those who receive the letters.

Way to go Mat! That's a big encouragement for those of us just starting out. My husband and I have been looking for several years and we haven't found just the right property yet. (Sometimes we wonder if we're just being too picky!) But it's great to hear a story from somebody who held out until just the right opportunity came along. Thanks for sharing!

I absolutely agree with Scott Meredith. If only the owner of our apartments had known the things that were going on, maybe some changes could have been made!

Jason Rhine... My husband & I are both drawn to the northwest and northeastern states. Washington, Oregon, New England, etc. And we have family in Wyoming and Wisconsin, so in all likelihood we'll probably end up living in WY or WI sometime in the future. But I figure we can always move to one of those states once we have a business up & running. For right now I'm just eager to get to a place where I know that the housing market will be profitable and get some hands-on experience for a few years. It's a really unique opportunity for us to be able to basically go anywhere right now and I'm really wanting to make the most of it!

Sadly even with larger supposedly more professional companies bad management happens. So you need to manage the manager. Dave Lindahl who teaches apartment investing talks a lot about this.

I am curious, since they are that large if they have a Certified Property Manager®, CPM®, or, Accredited Residential Manager®, ARM®, management certification.

Boy I have no idea if they are accredited or not. All I know is that they're pretty high up on the National Multi-Housing Council's 2012 list of top apartment managers.
