That would be great Tom. My attorney has ordered a deed and encumbrance search. As soon as I have a free and clear deed I will be in touch.

I have attempted several real estate investments in the last year and only one has proven successful. 

I have come to the conclusion that I need a mentor in real estate investing. 

Does anyone have advice on how to find a mentor without having to pay thousands of dollars?

I posted a blog about 7 days regarding foreclosure vs deed in lieu when a borrower is in default. In my case the borrower has agreed to a deed in lieu of foreclosure. I was advised (and so gratefully appreciative of advice) by a Bigger Pockets blog member to make sure that the deed is free and clear of any liens. 

Since that blog the borrower has accepted a deed in lieu of foreclosure. Do I need to have a title search conducted or will the paper work drawn up by the attorney state that the deed must be a free and clear deed?

I have received word that borrower who defaulted on loan has accepted my proposal for a deed in lieu of foreclosure. Attorney is initiating the documents next week (after labor day weekend). 

Does anyone know if I have the right to begin advertising the property for sale now or do I have to wait?

St Louis is a deed of trust state. I agree with you that no matter how I cut it I'm going to come out on the losing end.
