Hi Jesse, I get asked this question all the time.
"What is the best market to invest in?"
My answer is always the same...

"The market YOU KNOW the best."

Looking at the entire nation for the top markets is great, but do you have the bandwidth to set up teams in those areas? That can take some time to build the teams, vet them, and be prepared to have some "BiggerPockets" for your reserves if things go south. Investing out-of-state can be even more risky if you do not have experience successfully underwriting, buying, and managing rentals. Mitigate your risks, get educated, get some experience, then determine your targets for growth into emerging markets.

"What is the best market to invest in?"

For me, it is the markets I currently invest. For anyone else, it is the market that they are investing in. You need to start somewhere. Most investors (most) started investing in their backyard because they know that market. Maybe you went to school, or used to work in another area that you know really well. Then that makes sense too. Then, when you have a better idea of your "buy box" and what type of team you need for your particular market and property type, then, I see investors branch out to be investing out-of-state.

In the event of a refi 3 to 5 years into the deal. If their initial capital is paid off by the cash out refi, does the perf end?

Thanks Bryan, I have done some research and the PRR seems to be an annual event? I am not sure but I think this return happens every year and resets on the anniversary term? Still not sure. Would love to offer something, but need to understand well enough to explain it to my granddaughter.

I guess it all depends in the PPM for the deal. The term could be for the first year, as set of predetermined years, perpetuity, or even based upon a level of investment. The more I learn, the more interesting I find PRR.
