Hi everyone!

I am thinking of option to Airbnb 2/1 single family house in Atlanta, GA and want to calculate the expenses and profits before going that road. Could someone breakdown the formula please? Also does anyone have approximate number to get the house ready (furniture, electronics, kitchen supplies, etc.)?

If someone can recommend great book about airbnb properties or short term rentals that would be awesome. Thanks

Hi! I am a locksmith in Atlanta, GA.

Most locksmiths can open the residential lock without any damage to a door or lock, it is basically 30 sec job to pick the residential lock. I got calls like that from homeowners and tenants almost every day. There are some "locksmiths" who drill the locks to get in but it is really rare case. Locksmiths also replace the locks and rekey existing locks for a new key when new tenants moved in or any other reason.

By the way I am surprised sometimes when landlord paying for the service even if it is tenant`s fault that he/she is locked out.

My goal is to buy rental property for a long run with 200-300$ cash flow and at least 10% ROI. I guess need to buy the right one according the numbers.

Hi everyone!

I am newbie and I am ready to buy my first investment property. I got pre approval and looking for properties now. A lot of realtors and investors talking about 2021 house market crash and that the prices are to high now. Is it safe to buy now or better wait? Please advise. Thanks
