Hey we listed out the people we have vetted and always use! They are also growing in popularity with other investors in OKC, but are not super well-known yet so you get in on the ground floor of their business. This is so you don't have to go hunting for an inspector, real estate agent, photographer, etc...

Who have you found that has the best rates and terms for cash-out refi-ing rentals? How easy are they to work with? 

Looking for: 

LTV - some LTV is different for brick vs siding

Do they keep them in house? if so, is it kept in house for under $xx,000?

Interest rate

Do they refi in LLC name? (Some require the owner name on it)

Is it an actual cash out refi or do they want you to roll over your equity into a heloc type equivalent?

I want to buy a house where the owner will finance it and hold the note. After they sign the purchase agreement, what happens then? Do we take it to a title company? Does the buyer's name go on the deed? Is it filed with the county? etc

I got contacted by a private lender, but I haven't heard of him or met him. He's not in my local circles. He seemed to know the language and was full of promises.

Are there specific questions to ask to feel out whether he's legitimate or not? How would I know? The private investors I have used have been known in my circles and of the same training and mindset as me and reputable among other investors, so I don't have experience just meeting someone brand new and going in to business. 

hey I bought my first rental last year and I want to get a cash out refi on it. Does anyone in the okc area know of an investor friendly bank/cu that will do this. I am not having much luck because the property has only been owned for one year.

I live in the okc area and the okcreia is good for some new students because they have some coaching. The meetings are mainly ads for their coaching though and there is not a lot of education in the actual meeting. 

The best reia is the mpreia (Millionaire Possibilities. It has way more information/education in its meetings and is not a 2 hour long advertisement. Plus, they have more generous coaches that won't withhold info or treat you like you're second class because you're a noob. Hey I'm Bekah. I Airbnb my house and purchased my first rental last year. I'm currently pursuing my second rental and I wanted some advice on what to do with front yard in this pic. Simple easy and inexpensive is what I'm looking for. Thanks in advance! 

As you can see, the edge of the yard is surrounded by timbers. the actual yard is about a 1-2 feet high from the curb. The city will take the timbers away, but what do I do with the yard after that. (No making fun of the mailbox. lol)
