@ben r counter top kit and in my earlier post I stated depending on how my counters turned out I will be doing the cabinets. However, purchased the cabinet kit today had to take advantage of the sale, so both will be getting done in the next two weeks. Before and after photos will be posted.

They also promised to price match with the Labor day sale price. And yes they charged me 69/- for delivery and free installation of washer and dryer.

Stainless steel on the front only and black on the sides. All new except for the refrigerator that they brought out from the back...never used just dented from stock. Will be shopping for a washer and dryer next.

Elizabeth thanks for the link, guess I'll have to take a visit to HD this week for them to mix the Kona tint. Went to Lowes and even though they have the kit the girl working in paint didnt know how to program the machine for the kit.

Can't afford to change the existing cabinets and not going to put a new counter on old cabinets so I have decided to give Rust-Oleum a try. Just bought it on Amazon for $212. Depending on how this project turns out may proceed with the cabinet transformation.

For those who have used it, any advice to make my project easier? What additional tools/supplies do I need to get that's not included in the kit?

I've search everywhere, Lowes, HD, HHGreg, Craigslist (cheap, crapping and no warranty). Best Buy deals were hard to beat. Up to 30% off Labor Day weekend. Got a complete appliance package for $1700(side by side refrigerator, stove, dish washer and above stove microwave). Also free delivery and free install for dishwasher over $399. An additional 5% off for using a their best buy credit card. The only install I had to pay was for the microwave at $180, because they have to do a little more work to change from just the exhaust vent to the microwave. The $180 is included in the $1700. The best part about it all is the 1 year warranty on everything!

Thanks for the advices guys. Went to HD saw Allure but what I didn't know and from the comments, what you guys already knew, it is definitely not $0.99. Also went to LL and will probably get their Tranquility brand 4mm vinyl plank for $2.49 sqft and with some begging they settled to sell with a 20% discount for $1.86 sqft. My repair guy wants me to give him a sample of what I decided to get and with his 15 plus years in the business he guarantees that he can find what I want for a lot less. Will update with feedbacks on the Tranquility, before and after pictures once my project is completed.

I'm currently doing a cosmetic rehab on a SFR I recently purchase and I'm having a hard time deciding on the flooring in the kitchen, dining area and bathrooms. I prefer to use ceramic tile because ceramic is durable so you'll never have to replace the flooring again. Also it's cheap, $0.60 per sqft, however the labor is not $4 per sqft.

My next option is vinyl plank, $0.99 per sqft, $0.75 per sqft to install. I have never used this material before and reviews are from one extreme to the next, either people loved it or hated it so I am assuming it's based on the brand choice which contributes to the difference in quality, durability and thickness. Allure seems to be the brand people prefer and a thickness between 3mm to 4mm. The big box stores only had 2mm in stock so will be visiting a couple of floor distributors to see if they had the thicker plank.

For people who are using the Allure where are you buying it from?

Great strategy @ David, so why do people flip and barf at buy at hold?

I am in the same position. Originally have a buy and hold strategy, but found a great deal where I can do a quick flip and make between 25 to 30K. The property will cash flow nicely, but it will take me 3.6 years to make the profit from cash flowing that I would make immediately with a flip. Maybe we need to now consider the tax impact on the flip to help decide?
