Post: Birmingham Investment Property in Flood Zone AE

Quote from @Ajay Panwar:

Hi,

I’m considering a property for investment in the South of Birmingham. As part of the mortgage, I learned that the property is in Flood Zone “AE”. Thus it requires mandatory flood insurance. The insurance comes out to be upwards of $1000 per year. The seller is willing to give credit for the flood insurance for 5 years.

My question is, without thinking of the credit for a second; shall I even consider buying a property that is in flood zone? What is everyone's recommendation?

I think that it will be a hassle when I sell it at some point in the future. Plus if the flood actually happened, that would be disastrous.

Please pour your recommendations, suggestions, or if any of you actually bought a home in flood zone. Need help.

Depending on where the property is located, some may not be worth buying. Even with high flood insurance if yearly numbers make sense, it is worth looking into. I have sold properties in flood zone in past. And cash investors (who don't need flood insurance ) do sometime tend to buy them. I own couple too which have not flooded in last 50 years and are in flood zone. Hope this helps.

Hi everyone,

I'm currently looking to BRRRR a property in Birmingham (or surrounding areas) and rent out Section 8. Any suggestions for good zip codes?

I run my real estate business here in Birmingham, And have several rentals too. I'd say north of interstate 59/20 and West of I65 (and few on east), Lots of zip codes to list here, I will list some cities that you can google Bessemer (top on my list), Midfield, Fairfield Hueytown, Center point. Adamsville, Pleasant Grove. Hope this helps
