Does anyone have a recommendation for a property manager in the Alma/Mt Pleasant area of Michigan? Looking for a person or group to manage rental properties so I can be more hands off. Thank you!

Just starting out in the REI game. I'm a beekeeper currently and will most likely be doing that the rest of my life. But I like the idea of investing as a way to build wealth.

But those numbers just aren't possible around here. I'm not saying it can't happen other places, but I'm not sure too many here on BP would agree that it's the norm. If love to rent a 70k SFR for 2000 a month. But there is nobody here that could or would pay that. I feel like I can still positively cash flow, but I can't hit the 2% rule.

Welcome to BP, fellow Michigander (or is it Michiganian?). I mostly wanted to say thanks for what you do in your job. Firefighters and paramedics are some of the bravest people I can think of and we all owe a lot to y'all. So thank you so much. Good luck with your investing!

Don't I know that. Haha! I'm about 40 minutes straight west of Saginaw. Economy is in the toilet. It'll come back though I hope. I have this crazy love for Michigan and I really wish everyone shared that!

So would you say to disregard the 2% rule completely? Cause honestly I can barely see getting 1%. Maybe certain parts of town or over in Saginaw I could do 1.5-2 but I'm not interested in dealing with tenants in those neighborhoods. I just don't want that kind of headache. I guess less risk=less profit.

Remember, home runs are outliers. Even the world's best power hitters only hit 1 for about every 15-20 times at bat. And they tend to strike out more. There's a place for home runs, but great fundamentals (including defense) win games.

I've been looking at Saginaw recently. Probably good for 10-15 houses or so. Most of them are on the border of the war zone (just over the river) but probably not bad. Have a sister-in-law near some of them and it's a pretty nice neighborhood. I would feel safe having a family there. I used to be scared of Saginaw but parts of it seem to be improving. Maybe the same could be said of a lot of Michigan though.
