It may be better to take the course with a brokerage, I actually didn't know about that. I am getting mine at AREA real estate academy in Waltham. 40 hrs in person broken out into 8 5-hr classes. Typical charge is $350 but there are discounts depending on which type of cohort you sign up for. (I.e. $250 for Sunday classes only), I actually got the same discount for being a veteran. I am taking classes whenever I can fit them in outside of my full time job, and they allow 3 months to complete them all from when you start. The courses are somewhat boring but you have to sit through them in order to test. Oh and if no one already said it, in MA you still have to sit in person even if you watch a video... Good luck!

Well in MA it seems the law states anyone doing the following must be licensed: advertises and/or holds themselves out as engaged in the business of selling, renting, leasing, negotiating, exchanging, purchasing and dealing in real estate or options for real estate. Receiving anything of value as part of a transaction is enough to trigger requirement regardless of nature, amount, or expectations. I can see the flip side too though, that a wholesaler is actually a buyer who just assigns contract... Does anyone have specific advice on this in Massachusetts? I am getting my license as well but wouldn't want it to preclude me from wholesaling, which I don't think it does. In Ma you have to practice for 2-3 years under a broker as with most states so Chicks initial question makes some sense to me. But any advice on the technicalities of wholesaling in MA would be of interest to me too.

Hi Karla, 

I am also trying to grow as an investor in MA. I went to college in Worcester actually, but moved around a lot after that. I have one property in CO, and am trying to find new opportunities here. I am also getting my real estate license while working full time and have one daughter. I'm considering the Worcester as my "farm" because I am familiar with the neighborhoods around the colleges. 

Anyways, nice to meet you! We should exchange notes as we each move forward!

Welcome Ralph, I'm another MA investor. I'm still fairly new as well, with only one property myself in another state. I've listened to most of the podcasts as well and am trying to learn as much as I can about MA markets and opportunities so that I can expand in this area.
