Yes I have already checked the zoning description and conditions with the city and verified it with someone there. Here in my area they are very specific about what a lot is zoned for. Here they use the coding S1 and S6, "S" standing for "single family". I'm just hoping for some pointers on the process of bringing this to the city for re-zoning.

Has anyone had any experience with the process of re-zoning a residential single-family zoned lot into a residential multi-family zoned lot?

I just put a contract on a lot zoned as a single-family, located on a block with other duplexes, one is actually next door, and put a contingency on the contract that the sale will only go through if I can get it rezoned to multifamily.

I'm looking at building a duplex on the lot, and was wondering if anyone has had any past experience with the steps involved in doing this.

Hello guys, first off I wanna say I've been on this website for a while and really haven't had a need to ask questions being I could usually find an answer by searching the forum. (Not saying I'm an experienced investor or anything because I'm not, I've only been in the game a couple of years and I'm a bigger pockets member in order to learn)

Well the time has come for my first bump in the road in land lording. I have tenants in a duplex that I rented to this past September and they were recently engaged. Well sure enough I just got a phone call today by one of them saying they want to be removed off of the lease.

Do any of you have any suggestions on how I should handle this, or approach it conversation wise with both tenants?

I did tell the tenant that called me that I could not make a decision right on the phone and that I would have to get back with them.
