I have a rental property and had an a/c guy come look at the cooling system as the tenant said she had it set on 69 but was running close to 75 degrees in the house.  He stated that the schrader tube where it was soldered and the refrigerant was running through was cracked and would need to be replaced. Would run me close to $989.  Any suggestions or other opinions on the price or how to handle? Is it serious enough to just replace the entire unit if it is around 15-18 years old? The square footage on the house is around 1350.

Thanks guys! I'm ok on the drainage b/c it is elevated with a back deck.  I'll have it looked at ASAP!

I have a new tenant that sent me this picture stating the back door was leaking during a heavy rainfall. I lived in the house from Feb 2017 - Jun 2018 and never had a problem with the door leaking.  It's not the best picture but can anyone give any insight on repairing it? She stated the door was "bowed out" slightly?

I am the landlord and this is my first property. I was not sure if there was a percentage that is typical of covering.

I am about to sign a lease for my first rental property this weekend!  There is a question of how much rental insurance the tenant should get to cover any amount of damage to the property on top of loss of their own possessions.  What is the typical amount or is there a percentage of coverage based on the value of the house? Exact wording in lease: "In addition to coverage for damage or loss to Tenant's personal property in such amount as Tenant may determine, the policy shall include coverage for bodily injury or property damage for which Tenant may be liable for in the amount of _______?
