@Richard F. Yes. I have a full months security deposit. Full months last money advance and bc the first month of the lease is a pro rated amount, as lease signing I just used that pro rated as the “first month.” Then 6 days later on April 1st would be the second month of the lease and full months rent

Ok that’s in line with my thoughts. Is it ok to count the partial March payment as my first month in a ge lease and also the first month in terms of first last and security? I’ve seen people suggest that you collect first full month at lease signing and then the second month do the pro rated amount? But this seems to me to be about the same thing and more confusing. Just didn’t know if there legal considerations.

I have a good tenant whom I just collected the Depot to Hold money. Property is available ASAP. They would like to sign the lease and handover keys on the 26th of March 2023. So the lease start date would be the 26th. When would it end? Is March considered the first month of the 12 month lease? And I require first, last security (which is standard in my area).

My thoughts..March is the first month of the 12 month lease. Move in funds would be pro rated first month (6 days) , security and deposit. Rent would resume as normal on April 1st as the second month in the 12 month lease. Lease would end on Feb 29th 2024. Do I have this correct ?

I have a tenant who has been with me a few years, got married to someone who is not yet a citizen and has no SS card. I’d like to do some type of background check. Criminal check at least. Any ideas? Companies, websites etc? Most require a social.

@Joe Hines thanks for this. I too have rentals in Fl. And only a few tenants have maintained it as it should be. Often things become overgrown and start to look awful. I bought my properties cheap and can afford to include it and still cash flow plenty. And still be under the tent average for the area. Peace of mind.

@Nathan G. Agreed. This is an odd situation. I have two years of rent payments made. But that’s with the grandparents on the lease. Now she is telling me the husband she wants to move in has no id, no SS and is self employed. I think this is a definite no.

I’ve had these tenants in question this will be their 3 lease signing come may 1st. I would say b- c+ tenants. It was two older grandparents and their granddaughter who was pregnant when we signed original lease. Well, granddaughter wants to have new husband move in and grandparents out. But have the grandmother co sign. So it would be the two young adults and their baby. I don’t know if they would qualify on their own. I need help with this one.

@Joe P. Excellent feedback. I appreciate it. Ok be have always used Zillow to list. I do a phone screen. Then when/ if they want to see it, I hand them a paper app. If they return it I send link to smartmove. This system has always done me well. But I was just trying to streamline. I use zelle to collect.
