Wait a minute. If you are passive, you shouldn't be dealing with a lease renewal. Your property manager should be handling this.

I only know one person who successfully entered the storage business. Took him two years to convince the owner of the storage buildings to sell. It came with 5 acres of undeveloped land and 4 buildings at 75% occupancy. He practically lived there for a year to get the buildings up to 98% occupancy and added many metric tons of gravel to the unimproved land to facilitate RV/boat/semi/vehicle storage. After two years he had enough money to purchase a similar facility a few counties away and started over again.

I ran lots of numbers for an out of state client interested in Temple/Belton back in March. It ain't no promised land.  Harder to get quality management, longer vacancy periods, and far less appreciation.

Jason, what were your appraisal increases year over year? if your property values only went up a couple of dollars per square foot then that's never going to be reduced unless you've got a friend at the central appraisal district.

Did you factor in that taxes will double as well? Maybe triple?
