Hi everyone. Excited to be a member of BP.  I've been digesting the forums/podcasts for about 2 months now and I've committed myself to buying my first buy and hold property by January 1st, 2015. As a rough goal, I'd like to have 10 units 5 years from now.  My biggest question right now is investing in Utah vs. out of state. From what I've heard Layton and Provo are the best markets in Utah, but even they aren't too great. Seems like I should stay away from Ogden as well. Any other thoughts our there? 

Also, I have family in College Station, TX and it seems like they have a healthy rental market. I'm considering starting there as well as they might be able to help me locate properties / property manage. If you're investing in Texas near College Station I'd love to pick your brain about the local market if you have the time.
