Hey everyone,

Can I hold a note for the balance of a lease option fee? And how would I go about doing it? 

For example: I have a seller that is willing to lease option their property, I find the lease option buyer and assign the lease option for a fee. Let's say I'm aiming to get $4000. I like a particular buyer but they can only give me $2000. Can I (and how do I) write/hold a note for the balance? Structure it so there is a minimal monthly payment of $50 for example over x amount of time.... I'd like to be able to do a few of those for a couple hundred a month in cash flow..... Is it possible? What are some thoughts? Thanks!

Hi Arnie, I agree with Amanda, it definitely takes ALOT of discipline to work from home as there are so many distractions to allure you from your primary focus. (Did I feed the dog? gotta check the mail, grab another cup of coffee, maybe I'll fix myself a snack too!... lol) That's how I used to be, at one point I considered using a basement apartment on one of my family's rentals as an office to physically get out of MY home. I've found that if I drag myself out of bed, shower and get dressed professionally to go to my office (now the next bedroom) will help me get the work vibe going. As appealing as working in my PJ's sounds, getting ready to go to work sets the tone for the day and works for me. Hope that helps!

Hi everyone,

I've been reading all these forums for months and I finally signed up! My name is Fausto, I just recently moved to south west Florida from the east coast of Florida, but I'm originally from Boston.  I've helped my dad with his rental properties in just about every capacity since I was a kid, so I'm no stranger to what goes on with being a landlord and dealing with tenants. That being said I hope to treat my real estate portfolio as a business and not be just a landlord like my dad. I have a rental property on the east coast of Florida that I've managed successfully (so far). I hope with everyone's help I can expand soon! Thanks!
