This is great advice for both sexes. Those potential dangers never crossed my mind, but I definitely will be more prepared.

I really appreciate all the advice! So far I've met with two sellers at their property. No deals yet, but I find talking to people to be very easy. I will definitely read as much as I can. At this point I need to understand contracts better, learn what to check for when meeting with a seller at a property, calculating repair cost, and hunting down a mentor. @Mark Holencik my stepfather has bought his properties through auctions and inheritance. I have 10k in debt to tackle due to poor decisions when I was younger so no bank loans for me. Making my first couple deals would really put me back on the right track. My goal is to own two rental properties next year so I can create some income outside of my other job.

Thanks for the feedback guys. Literally took me three days to navigate my way back to this posting. New to this site lol.I'll be contacting him today and hopefully it all goes well.

I've been doing automotive manufacturing most of my adult life. One day my stepfather showed me the properties he owned and the profits he made from them and after reading the book "Rich Cap Poor Dad", I knew I had to multiply my income sources somehow. I searched YouTube and couldn't believe it was possible to buy and sell a house with no money or credit. I've been studying countless YouTube videos for months. I know. Books can only take you so far so I'm ready to get experience in the field. I've met with sellers a couple of times, but I've got a long way to go to sharpen my skills.

The guy says he wants 15k for a 4br house with basement. I checked on it and he took out two loans on it from the bank totaling 15k. If I decide to put it under contract with him, how do I ensure the money he gets goes to the bank so the debt is paid? Is that something I need to word in the contract or does the title company handle that?
