Hi Shavon,

I am a local fix and flip real estate investor looking for some more houses to buy. I pay cash and can close quick. Areas that I prefer to buy in are in Hampden County:

Agawam

Longmeadow

East Longmeadow

Southwick

Westfield

West Springfield

Wilbraham

Ludlow

Springfield (East Forest Park and 16 Acres only)

Looking for 3+/1+ at over 1,000 sqft ranches are the sweet spot. Will consider smaller houses if the neighborhood supports it. We don’t need to fight everyone for the $70k house in Springfield. Our acquisitions for this year were $220k, $101K, and $135K respectively and are happy to pay that if the upside is there and they are in quality neighborhoods.

If anything comes up please keep me in mind.

Way to take massive action Candice!! That is the best way to create your own luck. Brian at Fitzgerald Law in East Longmeadow created my LLC. I am sure there are plenty of other competent attorneys that can do that for you.

Yep! You will get the kneejerk reaction of getting automated emails from the MLS. You just need to grin and bear it. But just like mailings you need to refine the audience and still get the word out there. In the last 3 months I have probably spoken with 50 different realtors, maybe 10 have actually shown me properties, we bought 2.

You have a choice Gary. You can wait to be lucky or you can go out and create your luck.

Network, network, network!!! Contact 1 realtor a day and tell them what you are looking for and see if they have any pocket listings. Attend REIA's. Find and meet wholesalers.

Go on Zillow and Trulia and contact owners of rental properties and see if they want to sell. Drop off your card on preforeclosures listed on Zillow. Go to courthouse for Probate leads.

Hope that helps generate some ideas.

I would say not to try and convince her of anything. My wife talked me into getting into real estate, but doesn't care so much about the business. That left me a bit empty and a quite frankly a bit alone on the voyage. Don't get me wrong she is an incredibly supportive partner, but her priority are our kids. I find that BP, the REI Clubs and my business partner are all the people that I can brainstorm with; talk about the challenges; and learn from. This leaves me to talk about the wins and the highs with my wife instead of convincing her to get on board. If you have to convince then you may have lost. Your confidence and successes will naturally attract her to it. Good luck!!
