Thanks so much Glenn! Yes, total novice and kind of new to the area too. I've been spending a lot of time on the MLS comping properties. I will absolutely check out the calculator--Sounds like a great Wednesday evening activity!

Does anyone have a good rule of thumb for when it comes to flipping? How do you know what the right purchase price is? What kind of "contingency" do you use for unknowns?
