Hello,

I have completed a couple flips and rehabbed a multi-family and am now setting my sights on a local abandoned factory.I understand this is a different kind of animal and am looking for guidance in this process.I have already gained legal permission to do due-diligence on the property owner,completed a Phase I study, have preliminary drawing to meet local zoning board requirements, and have the Town Economic Developer on-board.However, I wonder if my effort has been in vain as I am not sure if the rents would cover the cost of construction expenses.For this kind of project, should I have gotten a feasibility study done first? As when I have had GC’s come down, I have not been able to get consistent feedback.Can anyone recommend a series of steps I should follow in this kind of effort?

Hello,  I am interested in purchasing a property that is currently abandoned and has 4 years of unpaid taxes. I believe the owner passed away in 2012 and not sure who to contact.  Is there a way I could claim the property and buy it for the cost of the tax liens?  The town does not seem to know whom I should contact for this.

Hello,

I am working on an off-market deal for a property that has a 3 family and single family. The single family has been grandfathered in by zoning. However, the current state is like a garage. There is no basement, the ground level is not habitual and is used as storage, and the 2nd level is a 1 bedroom. I would like to turn it into a 3 bedroom single family.

How can I pre-determine the value after rehab?

For simple numbers, let's say the property in its current state is $100K. After rehabbing the single family and adding sq ft that costs be $50K, how can I determine the ARV?

Tomorrow I plan to have a contractor come give me an estimate to rehab. Do I need an appraiser next to determine the current value? Then how do I determine the after rehab value?

Hi,

Is a real estate broker required for closing?  If yes, is it possible to negotiate the commission and use the difference as part of a down payment?

I have an off market deal tentively agreed on. If a realtor is needed, I am hoping to Negotiate and split the commission and use it towards my closing costs.

I have owned and lived in a 3 fmaily for 10 years until resently my wife and I bought a small single family home.  While I do not have much liquid cash available, the investment property is bringing in a $1200 positive income a month. 

I want to make another investment, but do not have the capital.  What is my best next step?  I dont want to save and wait 5 years.
