Hello BP,

Can someone please layout the process to deed a SFH from a LLC to an individual?

I am looking to work with a private lender and they can only lend to an entity. I have a LLC but only use it for a vacation rental. My intention is to buy some SFH and rehab then refinance them through Fannie Mae to take advantage of the rates and 30yr amortization.

Timothy Church, do you operate STRs in Galveston? Do they cash flow?

I operate a STR in Crystal Beach and it is able to cover all expenses, but does not really cash flow. I gain the principle payment and appreciation though. (That is with a 20 yr amortization)

Hey Broaderick,  I have 3 properties in Galveston County. GC is where i try to stay. I would say that the further north you stay the better. There are definetely areas in the southern part of GC that i will not consider.

Hello,

How long does a title company realistically need to perform a proper title search on a single family home?

Is the title company responsible to find "any" lean that can show up against the property?

I have bought several properties from wholesellers over the last few years.  It seems that they are wanting to close faster and faster; down to 9 days from the time of signing the contract.  (this is buying with cash or hard money)

I have also heard recently where something was missed in a title search and the title company was disputing that they were responsible.
