yes i plan on making updates, and rehab in order to make the place livable for tenants, but i wasn't trying to refinance for extra money just for what i paid for it, so i can have that cash back in my account for anything else i might want to do? i don't know if i'm explaining it right for what i want to do.

yes it does need some rehab but nothing major. I don't know exactly what you mean by seasoning though. And i hear that there are problems with small dollar property loans, i guess i could look into hard money loans but their rates are high, and i would rather see if i could get it through a regular bank because i have good enough credit to have a low interest rate

i'm looking into buying a property, it is for 54k, and i was thinking of buying it cash, but i wanted to get a loan or something to get my money right back. Does anyone know about this process and how long it would take for me to get the loan or equity out of the house after i buy it with the cash from my pocket?

I have a property in Tampa florida, it is beautiful condo 2bd/2ba i was living in it but because of job reasons i had to move back east. I am currently renting and not getting what i pay mortgage. Although i can afford the negative cash flow; I have been offered a trade with a miami property which is less square footage and only 1 bedroom, but it is right on the beach, and i would use this as me ad my friends make frequent trips to Miami over the summer, would this be a wise trade, and how do you go about trading properties? The miami property is paid for and mine has about 40k equity? Anyone have any advice for me?
