Having units separated specifically while house hacking and then renting fully to tenants later would be easier in a normal duplex - quadplex I think.

Narrowing down your markets is a great idea - have you visited those areas and met with any brokers, government employees, real estate agents? Getting a good pulse on your potential markets by visiting would be a great next step to see what feels right for you!

We have spent the last 2 winters in Englewood, FL and are currently working with a Realtor in the Sarasota/Charlotte County area.  Several family members live in the region so we have boots on the ground there as well. 


Planning to visit San Antonio in a couple weeks to see how things have shaped up since our time there last year, but no current contacts in that area.

Hello to all!  My name is Brad and I am a real estate newbie.   My wife and I have actually done 3 live and flips over the years which have been relatively successful.  The most recent (and definitely most successful) one in Denver we let go of last year.  Since then we have been traveling the country in a cargo van that we built out into a camper and are looking for our ideal landing spot.

Because we can't seem to decide on the perfect location, we have decided to make a move into REI while we try to figure things out. We have narrowed our potential markets down to the Central Gulf Coast of Florida (Sarasota, Englewood, Punta Gorda) or San Antonio, TX. Our plan is to start with a house hack of either a 2-4 plex or a SFH with a mother-in-law setup and to BRRRR until we have a decent cash flow that can supplement our nomadic lifestyle.

This forum has been an incredible help since we found it a couple of weeks ago.  We have learned so much and been so inspired through reading everyone's posts and binging on the BP podcasts.
