any investors here in Birmingham or central Alabama?

Ok I just put a house under contract for 30K and ARV is about 80K with repairs running around 20K. I may try and assign to another investor for 3 or 4K but i would really like to rehab this one and make some huge profits as i work in the construction field and can do alot of the work myself. My problem is after a divorce and some medical bills my credit has taken a big hit arond the 540 mark (ouch) is there a way i can get a bank or any other place to finance this deal for me so i can get my credit situation straight and not have to worry so much next time? Any info would help, thanks

Ok guys, being totally new to this and just jumping in I have put a house under contract. I want to know if you think this is a good deal. I found a house a few miles from where I live, nice community. Its vacant, needs 10-15K for repairs ARV estimated at 80K and I put under contract for 30K. I havent got an investor yet ( I know, not good) but needed to get him to sign before its scooped up by another investor. I really think this house could go for 40-50K. My question is do you think I should just try and assign this to an investor for 2 or 3K or be more agressive and try and get 10 or 15K on the deal? Any help would be greatly appreciated, thanks

Post: double closing question

Hi guys, i'm a newbie to this and have a potential deal and was wondering how a double close works if i choose to do this over just assigning the contract, I have a house that i am set to sign on that is 30,000 and if I sell for say 50,000 and do a double close would I have to come up with the 30,000 to do the other deal or is there a way around it so that I don't have to come up with the money because as it stands I don't think i'll be abel to but I think there is alot of potential to sell this property for more than just a 3 or 5,000 assignment fee, any help would be greatly appreciated, thanks
