Hello BP!

Can anyone recommend a good "investor-friendly" real estate attorney for deals in the Chicagoland area?  I'm looking for someone that understands the wholesale process and can coordinate double closings or assignment deals.

Thanks for the input guys. I’m going give Podio a whirl. I’ve actually tried Hubspot a little bit ago but they seemed a bit intrusive on my platform. I ended up deleting/uninstalling them altogether.

Fellow Investors,

I'm looking for a very good CRM that's geared toward multifamily investors.  I'd like something that makes tracking multifamily leads and follow-up with owners and brokers extremely easy.  Does anyone have any suggestions?  Thank you!

After "eating popcorn" and reading this entire thread I can honestly say this is one of the most informative posts thus far.  @Justin Sheley I 100% commend you for being honest in your experience with F&G.   I believe the key here is to remember to be financially responsible, remember this is not free money, and ALWAYS have an exit strategy with any real estate investments.  In addition, do not get lazy about removing those hard inquires from your personal credit.   With that being said, a $3K investment is a great way to get into the game and obtain access to funds while building your business credit at the same time.  Thanks for everyone's input and much success to you all!

Dear BP,

Is there a good tax attorney familiar with non-profit entities that anyone can recommend?  The non-profit is located in New York. Thank you very much. 

I love the month-to-month contract structure.  Makes much more sense.  Also, asking for their monthly collection rate on rents is a great!  @Marc Cunningham in your opinion, what's a good number to look for? 

@Ray Harrell that's an excellent idea.  The client list is very important.  Thank you for that suggestion.

@Oren K. I will definitely be meeting them in person before contractually starting a relationship.  Thank you for that.  My thoughts about large PM companies versus small PM companies was I didn't want my building to get lost in the shuffle of a super large company.  I like an organized systematic way of doing things however I'm also a fan of  "personal service". 

I spoke to an owner of a family owned franchised PM company and we had a 20-30 minute conversation.  He sounded great over the phone.  Then, I asked him to send me a management proforma for my building.  He said he'd never done one of those before but he'd put something together and get back to me.  Needless to say, I never heard from him again.

Blessings BP,

I've got a client looking to refinance her home.  This is an older lady that's always maintained a perfect credit score until she got sick a couple years ago.  Fortunately, her health has greatly improved.  But her illness caused her to have some recent late payments that affected her credit score.  Are there any lenders you can recommend that will look favorable toward a situation like this?  Your recommendations and input are greatly appreciated.  Thank you.
