Thanks David. I will check this out. I was hoping to find on the county website details of any forthcoming tax sales. This was not available so I will have to find other methods of getting this information.

Thanks for your response and comments. I am interested in TLC in New Jersey, Illinois, Indiana and Florida.

I am also looking at TDC in Florida and there will be some auctions this month which I will participate in for the practice. May end up with something. I have done research on a few and also done title searches to ensure that there are no liens other than the Tax liens and current years taxes. Do you have any advice on this. 

I would like an investor to partner with me on a 50% basis if I can find one.

I am interested in purchasing Tax Lien Certificates but I am unable to find any State/County in the US that has these for sale at the present time - most are done mid-year. There should be some "left overs" from previous sales that can be either purchased online or at a County office.  Can anyone help out by telling me which states sell these TLC.

Also are there any investors who would like to partner with me on the purchase of TAX DEED CERTIFICATES - subsequently to sell or hold the properties for rental?

Direct mail does work. Emailing is better but how would you acquire these email address?

Getting properties at the right price has always been an issue and will continue to be so. Unfortunately there are more players in the market so the competition is getting fierce. Added to this is the economy - this is getting better by the day and house prices in most areas are rising. South Florida is a typical example. I operate there on the west coast and getting REOs these days is difficult at the right price. However, finding off-market properties is the way to go and to do that you will need a good realtor or you need to have boots on the ground or both. I am struggling with the same problem. You may wish to also diversify and try buying and renting for a couple of years and then selling. But getting the right tenants and deciding the right time to sell, not forgetting the financing of the deal will be the challenges. Good hunting!!

I agree that one does not need a mentoring programme particularly if you have taken one or more of the RE Courses. You need to "do" what you have learnt and learn more as you proceed to become successful.  This takes time, there is no magic formula.
