@Chad Daniel I am currently in a similar position that you're in. Been doing alot of rentals and buying through wholesalers and MLS. Looking to increase my deal stream and hopefully be able to get better deals.

My thought is to be the "wholesaler" locally that will truly close a deal and not sell the contract to another buyer. Trying to build out my system now.

Rental restrictions?

Anyone out there have any luck finding a local bank that will do financing in single family in the ATL area. I'm talking about properties in the 55k value. It can be portfolio or individual. I used Delta Credit Union but they will only give me a 10 year amortization and they will only give 75% loan to purchase price (plus cost of work) regardless of how long I've owned the property.

Kweillin, will visio do loan to value as opposed to loan to purchase price after 30 days seasoning? I was under the impression it was a 12 month seasoning that is required. 

Are you implying that it's a huge headache once a part owner is foreign?

Looking for some help regarding partnering with foreign investors. I'm looking to do a 50/50 LLC ownership but I'm concerned about being able to apply for loans under the LLC. My credit and income are solid. Will most banks (non conventional / commercial) still require dealing with my partner?

Is Velocity Mortgage a legitimate business? When I call their 800 number is goes to a voicemail with a digital recording that doesn't have their name. 

We've used Jerry for our first 2 properties. Working on the third as well as refinancing my personal home with him. He's been great to work with. 

What's your minimum loan amount?
