I'm not sure I 100% buy this. I've been reading about the death of Google Voice for 2+ years now. I'm certain the day will come, but I'm not so sure it's an imminent demise. Plus, if you look at how Google has shuttered their other services (notably gReader), they gave months of heads up to their consumers and a whole host of alternate services rose to the top.

The real question to me is when they kill the service, what happens to the millions of numbers that were created in gVoice?

Mike, did you check out Salesforce.com? It's simply the best CRM product out there. I've used it in medium sized companies, Fortune 500 companies and now for my own personal REI company. There are numerous different tiers that you can subscribe to. It's pretty easy for me to use since I've been trained numerous times, but I feel its pretty easy to setup and use. SFDC will handle duplicates a bit better than Podio, but it won't really address the other negatives you listed, plus it costs me $5/mo (but I find it to be very worthwhile). May be worth checking out if you get too frustrated with Podio.

I like to think of it like squares and rectangles. Not all rectangles are squares but all squares are rectangles.

Same with realtors and licensees.  Not all licensees are realtors but all realtors are licensees. Hope that all makes sense!

@J. Martin I've never been to a BAWB meetup before. I see that there is a membership due, but you can visit for $20/session. What is your general feeling after attending an event or two (or more)? Is there a specific niche that is better suited to BAWB or is it a wide range of opinions, speakers, etc. Thinking of checking out the next meeting which is later this month. Thanks!

Dang @Joshua Gordon thats a great response rate for you - almost 2% already. Did you send out the actual yellow letters or another one of their products?

I've run some ads on FB, looking for house sellers, and generated quite a few clicks, but as Dev says, very very few conversions. I agree with Dev's assertion, FB ads are an interruption to someone's day so it is going to bring about tire kickers who are curious what the ad is all about. On the flip side, if you are going to Google, you are actively looking for a solution which shows up in the way of higher conversions.

@Karen Margrave sorry for the delayed response. I was taken out of town for a bit to deal with the passing of my grandpa and then the seller went on an extended vacation. He should be back tonight/tomorrow and I'm hoping that we can get back on track. After I speak with him, I should have a better idea if this will be doable or not. Thanks to you and everyone else for chiming in thus far. Hoping this is just the beginning of the process!

Post: How useful is Zillow for finding a good investment property?

I thought I was being sneaky smart by contacting everyone on Zillow that had done a "Make Me Move" profile on the site. I sent out over 100 emails via their messaging system and got back 3 or 4 replies. I set up a meeting with one of those people but she was too far off on value to go through with the meeting so I ended up cancelling. Not sure if that could work better in your market. And for anyone that is just starting out, it's a completely free lead source (well, besides the time required).

Looks great @Tim G. Interesting that your boss is the one who told you to get into the REI game. Does he not like you?!? Congrats on the great house and best on finding #2.

Sharon - I wish I was brave enough to go knocking on doors, all the applause should go towards William above. My deals have come from mailers or a PPC campaign. For some reason, the prospect on knocking on a few (hundred) stranger's doors terrifies me. BUT, if I was starving for deals, I'd try as hard as I could to muster up the courage to knock on some doors. Thanks for chiming in!
