Hey Levaughn, Welcome! It's great to hear that you've started in wholesaling. Jacksonville has a dynamic real estate market, and attending local meetups is an excellent way to build relationships. If you aren't already on the local Facebook groups, I would say those are best for finding meetups during the week.

Hi Allen, I specialize in distressed real estate here in Jacksonville. Most of the Section 8 investors I work with focus primarily on 32254, 32210, and 32209. Also, I believe that the quality of work you put into the home will attract quality people. In the beginning, focusing on the management and upkeep of the property will serve you well in the long run.

 Yea I do agree that investing in Miami would be a smart move. Although I am very young and don’t have too much capital for something worth more than 100,000. And in South Florida i haven’t found anything. When I did come across a couple at 100,000 off market. They needed a ton of work. They also didn’t agree at a lower price because the properties were wholesale properties and had to charge me an assignment fee. My long term goal is to invest in a cheap single family home in a decent neighborhood. The reason for the midwest is because of how cheap it is. My problem is that I don’t know where in the midwest i should look at. Jacksonville serves as one of the only places in florida to look at although if you know jacksonville you know that the area is a very dangerous place thus making me hesitant to invest there. 


Hi Ryan! I am an agent here in Jacksonville, and I specialize primarily with distressed single family real estate. I was born and raised locally and it is safe to say that I am familiar with the area. I wouldn't consider Jacksonville as a very dangerous place. Yes, like most cities, it does have pockets with more activity. However, we also have millions and millions of dollars going into those areas over the next 5-10 years.

At a price point of $100k, I believe you have plenty of options for a safe investment. I would be more than happy to provide you with the resources to get started here.
