I am really finding it difficult to know what down payment strategy I should use when purchasing a single unit to be utilized for a rental investment. Hard Money vs Homestyle lending is where I am at currently.  I am reading Brandon Turner’s book and it is a great book but, trying to figure out what course to take is a bit intimidating.  Any suggestions?
