Don't pick up the rent in person. It will become your responsibility to track them down every month. Make sure the tenant understands that is there job. You will spend countless hours trying to meet with the tenant!

Email is a great time management tool. I also encourage my tenants to contact me via email for service request. Often times the tenant sends my pictures of the issue. Saves me a lot of time when figuring out who should handle the repair.

With you being out of town it is a no brainer. Get the lawyer! If you try to handle it you will spend more time and money and you will burn yourself out emotionally . Most landlord get out of the business due to burn out. Good luck.

My experience tenants prefer gas 10 to 1. You can list gas in your marketing, tenants have mentioned numerous times their preference for gas.

I would be polite and leave it at that. If your tenant has issues I would try to see if the association can help mediate. Good luck!

If you use glass block you can keep the natural light also.
