Ive been a licensed realtor for the past 12 years and want to begin investing in properties. I've been hearing a lot about wholesaling and would like to learn more about what it actually is, how it works and all the ins and outs in between. If someone is willing to talk one on one to guide me in The right direction please let me know we can swap contact info.

also... Spoke with a bank they said building needs to have a lease that is as long as my loan term. And 30% down.

Any ideas where I can learn more about wholesaling? A good website or book to use as a stepping stone?
I have my eye on a commercial property. 1 store front 2 residential units. $75k Does anyone know if I there's any creative lending options to get this with zero down or as little down as possible? Maybe offer 85k and seller pays down payment? I've seen this happen in residential before but never commercial.
