Ever wonder where a real estate investor gets all their money to invest? Maybe you are thinking you want to get started in real estate but have no idea how much money you need to save to get started.... Well look no more!

We have an amazing panel of LENDERS that want to talk to you about their lending process and what that might look like to you. How much money do you need? Do you check a credit report? Can I buy rentals with your funds? How many deals do I need to do before reaching out? What do points mean? Will I have to pay monthly payments? The list goes on and on. There are coming to answer your questions and to teach you about private / hard money lending and what that means.

Frank Yang - Has been in the investing arena for several years. He has fixed and flipped more than 20 properties from 2011 to 2016. He then started a private money business and has been lending since 2016. Since then he has given presentations on private money lending at more than half dozen local real estate meet ups. His goal is to educate new and experienced investors how his lending process works to hopefully work together at some point in the future.

Cesar Tamayo - He is a real estate investor and private lender in Berks County, PA. Cesar has done a little bit of everything in real estate from buy and hold to fix and flip and wholesaling. Throughout all of that he has been private lending since 2017 and is focusing his efforts this year on growing his lending business. Cesar has helped both experienced and inexperienced investors grow their business.

Chris Posch - He is a local broker that is able to get funding for you next commercial deal. His ability to get investors the best terms for their loans is based on the pool of lenders he is able to pull from. He is someone you want to talk to when refinancing the rentals you collect along the way. He, himself, is also a real estate investor and dabbles in the rental space!

So come join us for more information about the lending arena and what these guys have to offer YOU as the investor. Bring your questions and your friends!!! See you there!

Im surprised at how many people from our area are on here! Would you all be open to having a meet up/ mastermind some where between kennett and oxford? Or is there all ready one? Obviously would have to work out some details given 2020.

Let me know if you're in and I will take any and all suggestions for a meet up place!

Thanks so much for doing this! I will take a look at it !

Based on your criteria it looks like what you have is a 175k loan amortized over 832 months (69.333 years) at 3%. That results in a $500.00 monthly payment and a 5 year balloon amount of $170,959.58.

Link to spreadsheet below if you want to look at how this stuff is calculated. Should answer all your questions in this post, and I'll be happy to try to answer any other questions about it.

It can also serve as a calculator for any other amortizations.

https://drive.google.com/file/... take this with a grain of salt, I'm not a qualified expert, just a dude with excel. Best of luck!

Hi all!

Im trying to figure out the financial side of a seller finance deal and need some help.

Basically what im trying to figure is a way to make a balloon calculator in excel based of the following criteria
I want the payment to be $500 a month, 3% rate, 175,000 purchase price, 5 year balloon. How do I calculate what the balloon payment will be after 5 years and how do I create a amortization schedule?

Any help is much appreciated it!!
