Post: Best demographics to target for vacant land?

Right now I'm targeting delinquent tax properties with my direct mail campaigns. Do you know if out-of-state or any other demographic info has similar response rates as targeting delinquent properties?

I have been calling local Title companies in Northern California asking them how much closing would cost on a $10,000 property and all six gave me estimates over 1k for closing. That's 10% of the purchase price! 

Is there a better way to close vacant land deals in California?

@Bart Waldon Yes, you will want to make sure you have all of your terms clearly stated on the contract so everyone is on the same page and you are able to back out with little to no money out of pocket if needed. I usually give $1 earnest money deposit to the seller to secure the property and allow me to do my due diligence.

So I have researched ways to find land and motivated sellers. I am just having a really hard time finding information on how to buy or even sell land without a real estate agent. For example, if I make an offer to someone and they say "okay", what's next? I'm so confused..
