You were so kind and patient with me when I was at a high point of excitement and nerves.

Due very much to your advice (and calming me down) my partner and I are on the verge of being in contract for the property (pending lawyer approval).

I CANNOT properly thank you now but perhaps some day soon.

I look forward to the possibility of our paths crossing again soon.

I am brand new to RE investing and may have found a pre-MLS deal. Have built up a good rapport with the seller but she has referred me to her agent twice now.

Should I use her agent to represent me (in California so possible both sides of commission for agent),

Or bring in my own Realtor?

The home was formerly the home of a “hoarder” and it is still being cleared out - a few days away from being ready.

Any advice?

Thanks for this great advice. I think I’ll start with a search on BP for a Realtor and hopefully find a person with some experience. My mind keeps trying to sabotage me by creating barriers for getting this done.

“Not enough profit” “ Too much risk.” “Not enough data,” etc. All FEARS!

An experienced investor could really help, but how to find one I could trust??

A friend and I stumbled upon a potential wholesale / flip deal in the San Francisco East Bay. I have been reading the forums for awhile but feel ill-prepared to analyze the deal (1900's SFR in need of repairs) properly. I have some savings for a potential down payment / earnest money but the house needs quite a bit of work... cosmetic and otherwise. The seller has an agent but the house is still being cleared out of the former owner's belongings over the next few days. We came to help clear some things out of the home and became friendly with the seller.

Truth is, I don't feel prepared. We stumbled upon this and the home has not been listed on the MLS. No reports have been drawn.

I have a good rapport with the seller and honestly believe the person may take our offer before their agent lists it on the MLS. She does not have a very high opinion of the house or neighborhood and lives in her own residence in a different city.

I can’t stop thinking that I would regret not pursuing this.
