What are some of the best suburbs around Denver? Good school district + affordability?

Hope everyone is doing very well!

My name is Bart and I'm 27 years-old working in CRE for a bank. I am currently reading the Rental Property Investing book and have been listening to most of the podcast to expand my knowledge. Me and my wife are thinking about moving to the Denver area in a few years and I am trying to convince my wife to buy a duplex where we rent out half of it.

My goal is to safe as much as we can over the next 2 years and buy our first rental property in 2025. Commercial Real Estate development would be one of my goals career wise. But I believe I am in a great spot right now learning the banking side of the business and underwriting a lot of great deals.

I don't think rates will go up too 12% but everyone was saying that once we hit 5/5.5%. With the uncertainty in the banking industry right now due to SVB and other banks that did not manage their risk correctly. I doubt we will see an increase this month. Hopefully we can slowly but surely turn the corner and stabilize the interest rates. This way markets can normalize for investors. 

I am saving up to buy my first triplex / fourplex in 2024 or 2025. That is the goal.
