SO I have 2 possible tenants to rent to.  Both have done background checks, both came back clean for no evictions, criminal background, credit scores good.  Tenant 1) A couple who are 25 years old with a 50 pound husky mix dog.  Both have decent jobs, looking to stay 1-2 years.  I am only hesitant because of dog.  For damage reasons, and because I live downstairs and have 2 very young kids.  Tenant 2.) Two 22 year old recent college grads - both girls.  One has 2 part time jobs, one not working while doing her masters but has money saved but both seem very confident to pay rent.  They seem responsible for their ages.

So tenant 1: more stable careers, but a dog

tenant 2: not as stable careers - no dog

What do you think I should do?

New to owning property.  I have one duplex, looking to add more.
