Hi BP!

I have around $100k in an IRA account. I haven't contributed to it since 2018, and its annual rate of return has been 5%. I have started to think about reinvesting the money elsewhere with higher returns.

One option I'm considering is hard money lending. However, I'm unsure if $100k is enough to be a hard money lender.

Thoughts?

Best Regards,

Barry Wong

Why not buy a SF for about 100k, with about 10k net income?

 Hi Bob,

What is a SF?

Hello BP,

I have a STR in Palm Springs, CA, and starting to interview management companies. What are some questions I should ask when interviewing them?

Thank you,

Barry

Hi!

I received a letter from Property Tax Advisors informing me they can appeal my property taxes and get an estimated refund. The refund isn't much, it's $2375, and they would take 30%.

Is it worth appealing the property taxes?

Best,

Barry W

I had to do a double take. This was posted by someone else 2 days after your post.

Hello Everyone!

I’m Willem Rehan, and based in Los Angeles.

I started investing in 2012, purchasing and managing a duplex. In 2019, I sold the duplex and 950 that investment into a STR in Palm Springs. I manage the property and am trying to figure out my exit strategy so I can focus full-time on being an investor and growing my portfolio.

My experience is in property management.

Looking forward to connecting!

Best,

Willem Rehan

 Hi Allen,

That is so weird and creepy. Thank you for letting me know. Do you have their original post so I can see and report it?

Thanks!

Hi, everyone. We've been reliant on Airbnb and VRBO for renting out our STR in Vermont ski country.

We've had success to date, but after listening to BP's Real Estate Rookie Podcast episode 680, the guest Mark Simpson discussed how owners are beholden to the whims of these platforms. As they change their pricing and algorithms, we simply need to "take what comes". In addition, negative reviews on these platforms from unruly guests can really screw things up for future bookings.

TLDR, he suggested creating a direct booking site, which we did. We have it linked to our OwnerRez property management software which also plugs into Airbnb and VRBO. Would love some feedback on what we've built and learn what some of you who have been successful in doing this already have on your sites that may be lacking in ours.

If you have a moment, please take a look and provide any critiques you have. Thanks in advance!

Your site looks awesome. I'll have to check out OwnerRez as it looks nicer than Hospitable (what I use for my direct booking site https://stayatthreepalms.com).

Here's several more....

Topvillas, Google, Whimstay, Plum Guide, Stay One, Zumper, Glamping Hub, Kids and Coe, Quintess Collection, The Dyrt, and Golfhom.

Many of these you would need to meet certain qualifications, but they might be an option for some hosts.

Thank you so much for these additional rental platforms. I love how niche some of them are especially Golfhom. I have several golf courses literally next to my rental property and did not know about Golfhom. Thank you again!

Your list should also include Houfy.com, which I list on.

I just learned of Houfy and will add it to the list!
