Horace,

Cost is one side of the equation. Have you determined the capitalized value of the project? Does it support your projected cost PLUS a target profit?

In any event, in addition to land cost, is soft, site cost and financing fees and interest included in your “construction” cost?

David, I admire your passion and efforts to date. However, based on the information given and the questions you are asking, it seems like you would be wise to spend some time educating yourself before sourcing another site or building another team.

The developer is the captain, general manager, coach and leader of the development team.

The developer must know how to select and underwrite the highest and best use of a site. Must be able to properly control the site and get it permitted. Must be able to fully articulate the investment opportunity to team members, investors, lenders and the world.

If you are missing any of these skills, providing details about how and why your past efforts have failed is not as consequential as getting the education and experience needed to execute a ground up development.

Hi Lamar,

Congratulations on getting this deal rolling. The major concern I would have is with the purchase contract. 90 days is not a lot of time to figure things out and 10% of the PP means you are in for the rest of the ride, which has a pretty short fuse of its own.

I'd be happy to have a look at your numbers and let you know if I see any red flags. If so, you are most likely going to need to lean into addressing them before the 90th day of your contract's term.

Brandon, you don't bring a property to an investor or a lender, you bring them a well thought out transaction that represents an investment opportunity.

What you are describing needs a developer’s eyeballs on it to vet the feasibility and performance of the proposed project

A cap rate is your return if you buy the NOI and don't leverage it.
